Things to consider when selecting your estate agent

If you are planning to sell your home, you will be considering which estate agent to use, or whether to try to sell it using one of the online estate agents.

Whichever you decide, I would suggest having a good look at how each estate agent markets the properties on their books.

Most agents today will use Rightmove, Primelocation, Zoopla and other online portals. But what are the photographs like? To stand out in such a huge market place, the photographs that the agents display are vital in attracting the browsers, and many unfortunately fall pretty far short of fabulous.

Many estate agents send out their sales person with a digital camera and ask them to take the photographs. Digital cameras, and even mobile phones have come a very long way and can produce fantastic images. But are they good enough?, and do the people being asked to use them know how to get the best from them? Try comparing estate agents images with higher end estate agents - some of the top London agents for example - and see if the images used by your selected agent compare favourably.

You may find that the views selected by your agent show just a corner of a room, or the room is cluttered or dark, you may feel that more effort to stage the room could have been made.

A professional photographer has a good sense of what looks right, and will be able to make suggestions on how to present your room for the best effect. They are also fully conversant with their professional standard equipment, and know how to use it to obtain fantastic images and they will have the correct lenses for the job.

If your selected agents photographs make you want to move on and not look any further into the properties on their website, it might be an idea to select an alternative, however, if for other reasons you feel that agent is for you, speak to them about arranging your own photographer.
